Role:

This is a central role responsible for the determination, management and commercial negotiation with the key development partners. The role will work across each of our client’s Syndicate, Private Client, and JV development projects. The role will cover both Bulgaria and Romania, where our clients specialise.

The successful candidate will look upon each development project from the investor’s perspective and constantly strive to optimise the commercial viability.

Main Responsibilities:

(i) Project concept & design tender - Devising project concepts having regard to site configuration / limitations and demand study with a view to achieving optimum distribution of buildings and floor plates with end user market in mind to ensure maximising market appeal, rental value, lease lengths and ultimate end investment value;
(ii) Manage consultant teams selection and appointment process and terms of engagement. Preparation of concept brief with subsequent management of tender processes and appointment of professionals;
(iii) Conduct due diligence checks on legal, regulatory, environmental and planning aspects of development partners short listed;
(iv) Management of professional teams involved with planning permission, highways, design and construction, project and cost management;
(v) Ensure Project Development work streams are operating to maximum efficiency and effectiveness;
(vi) Constantly lookout for and conduct searches to create shortlists of project management and construction partners for the business;
(vii) Prepare project viability for each development;
(viii) Monitoring and analysis of market conditions to identify optimum moment for affecting a sale, allowing for adequate exposure to the market having regard to lot size and investment characteristics;
(ix) Developing and managing Construction and Supplier Industry information databases; Extract market intelligence from networking contacts;

Experience and Qualifications

The successful candidate will have over 7 years experience working within a senior Development role with excellent project, design and management skills. Real Estate experience is essential and the ideal candidate will have worked on projects in Central and Eastern Europe.
